I am a landlord. Should I rekey between tenants?

Many landlords do, and it removes the question of whether every copy came back. The locksmith rekeys the unit's cylinders so the incoming tenant holds the only working keys, cuts the copies you want, and notes the count for your move-in record. Because provincial tenancy rules expect the tenant to be handed replacement keys whenever a landlord changes a lock, the visit ends with keys for both of you and a clear list of which doors were done.

The key turns all the way round but the bolt stays put. What is wrong?

On a cylinder mortise lock this points to the cylinder rather than the case. The set screw that holds the cylinder in the door has loosened or stripped so the whole cylinder rotates, or the cam on the back of the cylinder has worn or is the wrong shape and no longer catches the bolt lever. Both are fixed by resetting or replacing the cylinder and its set screw, and the case itself is usually fine.

Will summer heat behind my storm door damage the lock?

It can stress it, and it is one of the first things the locksmith looks at. A full-glass storm door on a south- or west-facing entrance can push the air between the doors well above what electronics are rated for on a hot afternoon. The usual answers are a storm door with a vent or screen, swapping to the screen panel for summer, or a model whose maker rates it for that exposure. With that handled, the lock is fine.

Should every gate on my property share one key, or is it better to keep them separate?

Either can make sense, and the choice usually comes down to who uses which gate and how often. A household that walks through the front and side gates daily generally prefers one key for both, while a gate that only a landscaper or utility worker uses is sometimes kept on its own key deliberately, so lending it out does not hand over access to everything else. The locksmith can lay out both options once every gate on the property has been looked at.
